Before the rains

A monsoon-readiness checklist for Bengaluru homes.

Most of what fails during Bengaluru's monsoon was already weak beforehand. A short walk around the property before the rains start catches most of it while it is still straightforward to fix.

At a glance

What should I check on my property before the monsoon in Bengaluru?

Terrace outlets and drainage, cracks at parapets and external walls, the condition of any exterior coating, gutters and downpipes, and any damp patch that appeared last year and was only painted over. Clearing and checking these before the rains start is far more straightforward than treating a leak once it has found a way in.

Monsoon-Readiness Checklist for Bengaluru Homes

Terrace and roof

The terrace is where most Bengaluru leaks start, and it is also the easiest place to check yourself before the rains build up.

  • Clear outlets and drains of leaves and debris
  • Check for standing water a day or two after any rain shower
  • Look at the coating for chalking, cracking or lifting
  • Check parapet junctions for open cracks

External walls

Wind-driven rain finds its way in through exactly these small openings, not through the flat face of a sound wall.

  • Look for hairline cracking, especially on sun-facing elevations
  • Check where pipes and conduits pass through the wall
  • Check window and door frame junctions for gaps

Gutters and downpipes

A blocked or leaking gutter concentrates water exactly where you do not want it, against the wall or the foundation, rather than carrying it away.

  • Clear of leaves and blockages
  • Check joints for leaks
  • Confirm water is carried away from the building's foundation, not pooling against it

Last year's damp patches

Any patch that was painted over rather than properly treated is likely to reappear. Check it specifically before the rains rather than waiting to see if it comes back on its own.

Bathrooms and wet areas

Wet areas fail quietly, often only becoming visible in the room next door once the damp has travelled through the wall.

  • Check grouting and sealant around fittings
  • Look for softness or discolouration at the base of walls
  • Confirm floor drains are not blocked

When to get it looked at properly

If you find standing water, active cracking or a returning damp patch, that is worth an inspection before the rains rather than during them, because most repairs need dry conditions to be done properly.

Monsoon-Readiness Checklist for Bengaluru Homes — your questions.

Can waterproofing be done during the monsoon if I find a problem?

Diagnosis can happen anytime, and a wet spell can even make the entry point easier to find. Most systems need a dry, cured surface to apply properly though, so the full fix is usually better scheduled for a dry window, with any urgent measure done in the meantime.

How far ahead of the monsoon should I check?

Bengaluru's rains build through the year, so checking in the dry months ahead of the main monsoon gives time for any repair to be done properly and cured before it is tested by real weather.

Is this checklist different for an apartment versus an independent house?

The principles are the same, but in an apartment your terrace, external walls and drainage may partly or entirely belong to the association rather than your flat. Report what you find to your facility manager or committee if it is a shared area.
