Flats and gated communities
What decides the cost of painting a flat.
In an apartment, the constraints your society imposes affect the cost as much as the walls do. Restricted hours, lift access and debris rules all shape how the work can be resourced.

At a glance
Why do apartment painting quotations vary so much?
Because the measured wall area behind a BHK label varies widely, and because society constraints change how the work can be run. Restricted working hours, a single service lift and rules on debris removal all lengthen a job that would be quicker in an independent house.
Measured area, not the BHK label
Two flats both described as 2 BHK can differ substantially in wall area depending on layout, ceiling height and how much is taken up by wardrobes and joinery. The BHK count sets an expectation; the measurement sets the price.
In order of impact
What moves the number.
Listed largest first. If a quotation is silent on the ones near the top, that silence is itself the answer.
Measured wall and ceiling area
Established on site rather than inferred from the configuration.
Preparation the walls need
New handover flats usually need full putty; a five-year-old flat may need much less.
Society working-hour restrictions
A shorter permitted working day stretches the schedule and the cost with it.
Floor level and lift access
Carrying material up without a service lift is real labour.
Whether the flat is occupied
An empty flat is faster to protect, work and clean.
Debris removal requirements
Most societies specify how and when construction waste leaves the building.
Method
How we build the quotation.
There are no figures here because none has been approved for publication. What follows is the sequence, so you can check anyone's quotation against it.
- Measurement of every wall and ceiling in scope.
- Condition assessment, with particular attention to any shared-wall damp.
- Society rules confirmed — hours, lift, debris, contractor entry.
- Preparation and coats specified per room.
- Protection of the corridor and lift on the route in and out.
- Exclusions listed: common areas, external walls, leaks originating elsewhere.
Apartment Painting Cost — your questions.
Does a 2 BHK have a standard price?
No, and any contractor quoting one has not measured your flat. Layout, ceiling height and how much wall is covered by wardrobes all change the paintable area substantially between flats of the same configuration.
Do society restrictions really change the cost?
They can. A society permitting work only between mid-morning and early evening on weekdays gives a much shorter effective working day, which stretches the schedule. We build that into the quotation rather than discovering it on site.
Who pays for common-area damage?
We protect the corridor and lift on our route and clean them daily. Any damage we cause is ours to make good, and that is why the protection is not optional.
A measured quotation costs nothing.
We measure the property, assess the surfaces and issue an itemised quotation you can hold us to. There is no charge and no obligation.
- We call you back the same day to get a picture of the property and the surfaces.
- We agree a time and come out for the free inspection.
- You get the written scope and itemised quotation.
- Nothing starts until you approve it.
