Roofs and terraces

What decides the cost of coating a roof.

Roof coating is priced from the condition of the slab and the access to it, not from the area alone. And on most roofs the first question is whether coating is the right answer at all.

At a glance

What affects the cost of roof painting?

Surface preparation and access, mainly. A roof that ponds water, has open joints or a failed previous coating needs that dealt with before anything is applied. Getting material and equipment onto the roof, and the weather window available, shape the rest.

Measured roof area, plus upstands and parapets

The flat area is only part of it. Parapet upstands, junctions around outlets and any plant or structure on the roof all need treatment and add measurable work that a plan area does not show.

In order of impact

What moves the number.

Listed largest first. If a quotation is silent on the ones near the top, that silence is itself the answer.

  1. Condition of the existing surface

Ponding, open joints, a failed previous coating and cracking all need addressing before coating.

  2. Whether waterproofing is needed rather than coating

If water is already getting through, this is a waterproofing job and priced as one.

  3. Access for material and equipment

Getting drums and tools onto a roof without a hoist is significant labour.

  4. Number of junctions and upstands

Detail work around outlets, parapets and plant takes disproportionate time.

  5. System specified for the exposure

Chosen for the substrate and how much sun and standing water it takes.

  6. Weather window and curing requirements

Most systems need a dry, cured surface and cannot be rushed.

Method

How we build the quotation.

There are no figures here because none has been approved for publication. What follows is the sequence, so you can check anyone's quotation against it.

  1. Roof surveyed for ponding, joints, cracking and drainage performance.
  2. A decision recorded on whether coating alone is appropriate.
  3. Area measured including upstands, parapets and detail around outlets.
  4. Preparation and any repair specified before the coating system.
  5. Access and material handling costed.
  6. Exclusions listed: structural repair, drainage alteration, plant relocation.

Roof Painting Cost — your questions.

Will a roof coating stop my leak?

Not on its own if the water has a route through a joint, a crack or failed drainage. Coating over an active leak traps the problem. We survey first and tell you whether this is a coating job or a waterproofing one.

Do reflective roof coatings reduce the heat inside?

A reflective coating reduces how much solar heat the roof surface absorbs. How much difference that makes below depends on the construction, insulation and ventilation, so we will not quote a temperature drop. We can tell you what the product documentation states and whether your roof is a suitable substrate.

How long does a roof coating last?

That depends on the system, the substrate, the exposure and whether drainage is maintained. We will not publish a life figure we cannot stand behind. The warranty conditions we issue set out what is covered and what it depends on.

A measured quotation costs nothing.

We measure the property, assess the surfaces and issue an itemised quotation you can hold us to. There is no charge and no obligation.

  1. We call you back the same day to get a picture of the property and the surfaces.
  2. We agree a time and come out for the free inspection.
  3. You get the written scope and itemised quotation.
  4. Nothing starts until you approve it.
