Floors that take real wear
What decides the cost of an epoxy floor.
Epoxy is priced on what the slab needs before the resin ever goes down. Most epoxy failures are preparation failures, not product failures, and the quotation reflects that.

At a glance
What makes epoxy flooring cost more in one space than another?
The condition of the slab underneath, mainly. Moisture content, existing coatings, cracks and how much grinding it takes to open the surface all drive the number more than the floor area does. What the floor has to survive, forklift traffic, a domestic garage, chemical spillage, then decides the system and film thickness on top of that.
Measured floor area, priced against slab condition
The plan area of the floor is the starting quantity, but the real driver is what the slab needs: moisture testing, grinding off laitance and old sealers, and repairing cracks and joints before anything is primed. Two floors of the same area can need very different amounts of that work.
In order of impact
What moves the number.
Listed largest first. If a quotation is silent on the ones near the top, that silence is itself the answer.
Slab preparation
Grinding off weak laitance and old coatings, and how much of it there is, is usually the largest variable.
Moisture in the slab
Testing is essential, and a high reading changes the specification to a moisture-tolerant system or a barrier primer.
Crack and joint repair
Cracks and expansion joints need treating before coating, or they telegraph straight through the new floor.
Traffic the floor has to take
Foot traffic, forklifts or vehicle loads each need a different film thickness and system grade.
Line marking and detailing
Aisle lines, bay numbers and safety colours are a specified, separate part of an industrial floor.
Access and curing downtime
How much of the space you can hand over at once, and for how long, affects how the job is sequenced.
Method
How we build the quotation.
There are no figures here because none has been approved for publication. What follows is the sequence, so you can check anyone's quotation against it.
- Slab surveyed for moisture, existing coatings, cracks and joint condition.
- Moisture readings taken before anything is specified.
- Grinding or mechanical preparation carried out to open the surface.
- Cracks and joints repaired ahead of priming.
- Primer and epoxy system built up to the film thickness the traffic requires.
- Exclusions listed: structural slab repair, drainage alteration, equipment relocation.
Epoxy Flooring Cost — your questions.
Why does floor preparation cost more than the epoxy itself?
Because the coating is only as good as its bond to the slab. Laitance, old sealers and moisture all prevent adhesion, and mechanical grinding is what removes them. A coating applied to an unprepared slab lifts under traffic regardless of how good the resin is.
Does a domestic garage cost less per square foot than an industrial floor?
Usually, because the traffic is lighter and there's typically less slab damage and no line marking to do. The same principle applies though: a garage floor that lifts in its first summer almost always traces back to skipped grinding or moisture testing, not the resin.
How is downtime handled if we can't close the whole area?
By sectioning it. We divide the floor, take one zone at a time, and hand it back once it's cured enough for the loading you need. The cure schedule, not our preference, decides how long that takes, and we tell you the timeline at the survey.
A measured quotation costs nothing.
We measure the property, assess the surfaces and issue an itemised quotation you can hold us to. There is no charge and no obligation.
- We call you back the same day to get a picture of the property and the surfaces.
- We agree a time and come out for the free inspection.
- You get the written scope and itemised quotation.
- Nothing starts until you approve it.
