Weather-facing surfaces

What decides the cost of painting an exterior.

Exterior costs are shaped by two things interiors never face: how you reach the surface, and how badly the weather has treated it.

Paint samples, measured plans and neatly arranged project notes

At a glance

Why does exterior painting cost more than interior?

Access and preparation. Reaching an elevation needs ladders, scaffolding, a cradle or rope access, all of which cost time and equipment. The surface also needs growth removal, crack sealing and an exterior-grade system rather than interior emulsion, and application has to fit dry weather windows.

Elevation area, measured per face

Each elevation is measured separately, because they weather differently and often need different preparation. A west-facing wall taking direct afternoon sun is rarely in the same condition as a sheltered north face.

In order of impact

What moves the number.

Listed largest first. If a quotation is silent on the ones near the top, that silence is itself the answer.

  1. Access method

Ladder, scaffolding, cradle or rope access. This often moves the number more than the painting itself.

  2. Building height

Height drives both the access method and the safety planning around it.

  3. Condition of the existing coating

Chalking, algae and failed coats have to be removed before anything new will bond.

  4. Extent of crack sealing

Exterior cracks are a water route, not just a blemish, and sealing them properly takes time.

  5. System grade for the exposure

An exposed elevation may justify a higher-performance system than a sheltered one.

  6. Weather and schedule constraints

Working to a fixed handover date through an unreliable weather window costs more than a flexible schedule.

Method

How we build the quotation.

There are no figures here because none has been approved for publication. What follows is the sequence, so you can check anyone's quotation against it.

  1. Each elevation surveyed and measured on its own terms.
  2. Access method decided and its cost stated separately from the painting.
  3. Cleaning, growth removal and crack sealing specified per elevation.
  4. Primer and finish system chosen for that elevation's exposure.
  5. Weather contingency discussed and reflected in the schedule.
  6. Exclusions listed: structural repair, waterproofing, roof and drainage work.

Exterior Painting Cost — your questions.

Why is scaffolding quoted separately?

Because it is a real, separable cost that varies with the building rather than with the paint. Showing it as its own line lets you see what you are paying for access and compare it honestly between quotations.

Can we paint only the elevation that looks worst?

You can, and sometimes it is the sensible call. Be aware that a freshly coated face next to a weathered one will show the difference clearly, and the access cost does not halve when the area does.

Does exterior paint stop water getting in?

No. An exterior coating sheds weather from a sound wall; it does not seal an active leak or a structural crack. If water is already reaching the inside, that is a waterproofing job and it comes first.

A measured quotation costs nothing.

We measure the property, assess the surfaces and issue an itemised quotation you can hold us to. There is no charge and no obligation.

  1. We call you back the same day to get a picture of the property and the surfaces.
  2. We agree a time and come out for the free inspection.
  3. You get the written scope and itemised quotation.
  4. Nothing starts until you approve it.
