At a glance

What does repainting the exterior of a whole building involve?

It's a repair and coating job on every outside face of the building, done from scaffolding or cradles in a planned sequence. We survey each elevation, repair cracks and hollow plaster, wash off algae and chalk, seal the joints that let water in, then prime and apply the exterior coats, and coordinate the notices, access and parking with your association throughout.

When this is the answer, and when it is not.

Sending you to the wrong service wastes your money and our time. This is how to tell.

This is likely right if

  • The elevations are chalking, faded and streaked with algae, with hairline cracks in the plaster, but the render is still sound and firm
  • The association has approved a full repaint and wants one contractor to handle access, notices, flat-level coordination and the finish
  • Years of piecemeal touch-ups have left the building in several shades and you want it back to one consistent finish
  • A commercial or mixed-use building needs its exterior renewed while offices and shops keep trading below

Something else comes first if

  • Rain is coming through the walls into flats, that needs exterior wall waterproofing or parapet and terrace repair first, because a coating over a wet wall peels from behind
  • Concrete on chajjas, balcony edges or columns is spalling with rusted steel showing, that's structural repair needing an engineer's opinion, and paint over it hides the problem rather than fixing it
  • The height, setbacks or plot boundary rule out scaffolding, so cradles or rope access are the only way up, that's planned as high-rise building painting with its own access and safety method

What the service includes.

  • Elevation survey

Every elevation walked from the ground and, where it matters, checked up close from a cradle or ladder. Cracks mapped by type, hollow plaster tapped out, algae and chalking noted, and leaking sleeves, parapets and spalled edges recorded before any scope is agreed.

  • Access and site protection

Scaffolding, cradles or a mix chosen per elevation and tied, netted and inspected before use. Parking, entrances and walkways below are sheeted or cordoned so no resident or car is under the work.

  • Society coordination

One supervisor as the committee's single point of contact. Notices before each elevation starts, flat-level access arranged for balconies and grilles, and a daily note on what was done and what comes next.

  • Washing and repair

Algae and fungus treated and washed off, chalky paint scraped and washed back to a firm surface, cracks opened and filled by type, and hollow plaster cut out and re-rendered so the coating has something sound to hold on to.

  • Sealing joints and penetrations

Gaps around window frames, pipe sleeves, AC brackets and the junction between RCC and blockwork sealed before priming, because this is where rain gets in, not through the middle of a sound wall.

  • Primer and exterior coats

An exterior primer suited to the substrate, then the coating system and coat count stated in your quotation, applied top to bottom on each elevation with joins kept at natural breaks so no lap line shows.

Not included, or quoted separately

  • Structural repair of spalled concrete, exposed reinforcement or cracks in beams and columns, this needs an engineer's assessment and is quoted separately
  • Terrace, parapet and sunk-slab waterproofing, and tracing leaks from bathrooms and plumbing shafts
  • Removing and refitting window grilles, AC units, dish antennas, cabling and signage fixed to the elevations
  • Lift lobbies, staircases and other common-area interiors, which are scoped as apartment common-area painting
  • Replacing expansion-joint sealant between building wings, and repairs to cladding, glazing or railings

The sequence.

  1. Survey and measurement

We measure every elevation, list what's fixed to it, and grade each area by the repair it needs. The quotation is built from this, with repair quantities shown separately so the committee can see what's being paid for.

  2. Scope, colours and approvals

Colour samples applied on the actual elevation and viewed in morning and afternoon light, since the same shade reads differently on a sunlit face and a shaded one. The managing committee signs off scope, colours, sequence and working hours before material is ordered.

  3. Access up, notices out

Scaffolding or cradles erected and netted, ground areas protected, and residents told which elevation is next and what to clear from balconies and window sills.

  4. Wash, repair and seal

A pressure wash with biocide on algae-affected faces, then crack and plaster repair and sealing of joints and sleeves. The render is then left to dry properly, a coating over damp render blisters and lets go from behind.

  5. Prime and coat

Primer, then the finish coats to the agreed specification, working top to bottom so drips and wash-down never land on finished work, and stopping at corners and expansion joints rather than mid-elevation.

  6. Inspect, snag and hand over

Each elevation checked with the committee's representative from the ground and from the access, snags closed before the access moves on, and a written warranty with its stated conditions handed to the association at the end.

What moves the price on this job.

We do not publish a rate, because it would change once someone measured your property. These are the variables that decide it.

  • Total elevation area and how much of it is broken up by balconies, chajjas, ducts and projections, which slow the work
  • Access method, scaffolding, cradles or a combination, and how much of the ground perimeter is usable for it
  • Extent of repair: crack lengths, hollow plaster to be cut back, and chipped edges on chajjas and balconies needing making good
  • Condition of the existing coating, sound paint needs washing, while chalking or flaking paint needs stripping back
  • The coating system chosen for the exposure each elevation gets, and the number of coats and colours
  • Working-hour restrictions and phasing set by the association, which decide how many crews we run and how often the access has to be moved

Building Exterior Painting — your questions.

Can residents stay in their flats while the exterior is painted?

Yes. We work elevation by elevation, so scaffolding or cradles stand outside only the faces being worked on, not around the whole building at once. Residents on that face are given notice to clear balconies, keep windows shut during washing and painting, and expect workers outside those windows during working hours. Dust and overspray are controlled with netting, and the supervisor is on site to handle complaints directly.

Why do the cracks come back after every repaint?

Because paint is not a crack filler. Hairline crazing in plaster can be bridged by a flexible filler and a suitable coating, but a crack that runs along a beam line or where a column meets blockwork is moving with the building, and any rigid filler cracks with it. We tell you which cracks are which at the survey. The moving ones need a flexible sealant, or an engineer's opinion if they're wide or stepped.

When in the year should a building in Bengaluru be painted?

In the dry months, and we plan the sequence around the two rainy spells. Exterior coatings need the render dry underneath and a rain-free window after application to cure; a coat that gets rained on before it has set washes off or goes patchy. If the association wants to start close to the monsoon, we sequence the sheltered elevations first and the exposed south-west face when the weather is reliable.

What do you need from the association before work starts?

A signed scope and colour approval from the managing committee, a named contact who can take decisions on site, and agreed working hours. We also need water and power points at ground level, a place to store material, and help circulating notices to residents. For balconies and grilles we need flat-level access on the days we're on that elevation, which we schedule with you in advance.

Will the new paint stop water coming into the flats?

Not on its own, and we'll say so at the survey. An exterior coating sheds rain off the face of a sound wall; it doesn't stop water entering through a cracked parapet, a failed terrace, an open pipe sleeve or a plumbing shaft. Those are waterproofing jobs and come first. Painting over them traps moisture behind the film, which is why you see blistering and dark patches after the next rains.
