Handover painting for rentals, on the date you actually need it.

An empty flat earns nothing. Turnaround painting is about a clean, even finish delivered to a fixed date, with a scope a landlord and a tenant can both agree on.

  • Free site inspection
  • Written, itemised quote
  • 1-year workmanship warranty
  • Same-day callback

At a glance

What does rental turnaround painting cover?

Repainting between tenancies: filling nail holes and marks, covering scuffs and stains, and applying a uniform finish so the property shows well. The priority is a fixed completion date and a scope you can point to, so deposit deductions and repainting obligations can be evidenced rather than argued over.

When this is the answer, and when it is not.

Sending you to the wrong service wastes your money and our time. This is how to tell.

This is likely right if

  • A tenant is leaving and the property must be ready for viewings
  • You need a fixed handover date between tenancies
  • Walls are marked, scuffed or have nail holes from the previous occupant
  • A tenancy agreement requires repainting at the end of the term

Something else comes first if

  • There is damp or seepage, which is the landlord's structural issue first
  • The property needs full levelling, which is a longer job than a turnaround allows
  • The flat is still occupied and cannot be cleared

What the service includes.

  • Fixed-date scheduling

We plan backwards from your handover date and tell you honestly if it is not achievable.

  • Filling and making good

Nail holes, hooks, scuffs and minor damage filled and sanded flush.

  • Stain treatment

Isolated marks sealed where a normal coat would let them show through.

  • Uniform finish

Even coverage across each room so the property reads as freshly done.

  • Documented scope

Written record of what was painted and what was made good, useful for deposit discussions.

  • Clean handover

Debris removed and the property left ready to show.

Not included, or quoted separately

  • Damp and seepage treatment
  • Deep cleaning and pest control
  • Repair of fittings, fixtures and flooring
  • Full putty and levelling, unless specified
  • Furniture removal and storage

The sequence.

  1. Inspect against the handover date

We look at the property and confirm what is realistic in the time available.

  2. Scope and fixed schedule

Written, with the completion date stated.

  3. Make good

    Filling, sanding and spot priming.

  4. Apply the coats

Working to the date rather than around occupants.

  5. Photograph and record

So the work done is documented for you and the incoming tenant.

  6. Hand back

    Cleaned and ready for viewings.

What moves the price on this job.

We do not publish a rate, because it would change once someone measured your property. These are the variables that decide it.

  • Measured area and number of rooms
  • How much filling and making good the previous tenancy left
  • Whether a full repaint or targeted rooms are needed
  • How tight the handover date is
  • Product grade, a rental usually favours washability over premium finish
  • Whether the property is empty, which speeds everything up

Rental Property Painting — your questions.

How quickly can you turn a flat around?

It depends on the size and how much making good is needed. We give you a completion date with the quotation and tell you plainly if your date is not achievable rather than agreeing and then slipping.

Can you paint only the rooms that need it?

Yes, though partial repainting can be visible where a fresh wall meets an older one. We will tell you where that will show and let you decide.

Do you provide a record of the work for deposit purposes?

We give you the written scope and can photograph the condition before and after. That is evidence of what was done, how it applies to a deposit is between you and your tenant.

Which finish is best for a rental?

Usually a washable emulsion in a neutral shade. It survives cleaning between tenancies, touches up easily and does not date. We will explain the trade-off against a cheaper matt.
