Villa painting: several elevations, several finishes, one schedule.

A villa is not a large flat. It has exterior elevations that weather differently, joinery and metalwork that need their own systems, and enough rooms that sequencing matters.

At a glance

What makes villa painting different?

Scale and variety. A villa usually needs interior emulsion, an exterior weather system, wood finishes on doors and windows, and enamel or anti-rust on gates and railings, and each of those is a different specification. Work is sequenced so the family keeps usable rooms throughout, and exterior stages are planned around dry weather.

When this is the answer, and when it is not.

Sending you to the wrong service wastes your money and our time. This is how to tell.

This is likely right if

  • You own an independent house or villa needing interior and exterior work together
  • Different surfaces, masonry, wood, metal, need doing in one coordinated project
  • The property is large enough that room-by-room sequencing matters
  • You want one supervisor accountable rather than separate trades arriving ad hoc

Something else comes first if

  • Only one or two rooms need painting, that is a smaller interior job
  • There is active seepage, which needs diagnosis before any coating
  • Major civil or structural work is still in progress

What the service includes.

  • Whole-property survey

Interior, every exterior elevation, joinery and metalwork assessed and specified separately.

  • Sequenced schedule

Planned so you keep usable rooms and exterior stages fall in dry weather.

  • Interior preparation and coats

Crack repair, putty, levelling, priming and finish coats room by room.

  • Exterior system

Cleaning, crack sealing, primer and weather-resistant coats per elevation.

  • Wood and metal finishing

Doors, windows, gates and railings prepared and finished with the right system for each.

  • Single-point supervision

One supervisor coordinating all of it, with a documented handover at the end.

Not included, or quoted separately

  • Structural repair and engineering assessment
  • Roof and terrace waterproofing, quoted separately
  • Compound wall and landscaping work unless specified
  • Civil, plumbing and electrical alterations
  • Furniture dismantling and storage

The sequence.

  1. Full survey

We walk the whole property and specify each surface type on its own terms.

  2. Sequenced scope

A written plan showing what happens when, and which parts of the house are affected at each stage.

  3. Colour approval across the scheme

Interior shades, exterior colour and joinery finishes agreed together so they work as one scheme.

  4. Interior phase

Room by room, protected and cleaned daily.

  5. Exterior and joinery phase

Elevation by elevation in dry conditions; wood and metal handled with their own preparation.

  6. Walkthrough and handover

Inside and out, with a snag list closed before we demobilise.

What moves the price on this job.

We do not publish a rate, because it would change once someone measured your property. These are the variables that decide it.

  • Total measured area across interior, exterior, wood and metal
  • Number of elevations and the building's height
  • Access equipment needed for the exterior
  • Condition of each surface type and the preparation each needs
  • Range of finishes specified across the property
  • Whether the family is living there during the work

Villa Painting — your questions.

Can interior and exterior be done at the same time?

Partly. We usually run them as overlapping phases rather than simultaneously, because exterior work depends on dry weather and interior work does not. Sequencing them properly is what keeps the total duration down.

Do gates and grills come as part of this?

They can, and it makes sense to do them together, but they're a different system: rust removal and anti-rust priming rather than masonry preparation. We quote them as their own line so you can see what they cost.

Can we live in the villa while the work happens?

Usually yes. We sequence room by room inside, and exterior work rarely stops you using the house. We'll tell you which stages are noisiest and dustiest so you can plan around them.

How do you choose the exterior colour?

By looking at the building in daylight, considering how much sun each elevation takes, and checking any restrictions your layout or association imposes. Deep shades fade fastest on west-facing walls, and we'll say so.
